Kick off meeting
We meet with you to discuss your project goals, the budget, and the timeline. You should bring with you the file of information that you have kept, any pictures or design information that you have is welcomed. We will discuss your site or help you find a site if that is needed. We may need to meet more than once to establish a target site, size and price. If we agree that your goals and our abilities are a match we set out a Professional Services agreement that outline these goals.

Conceptual Estimate
After you have chosen a home and a site and we have customized the plan to fit your needs, our team reviews the conceptual plans we have developed and prepares a construction cost estimate. This is the first check to ensure the goals and targets are achievable. While the specifications and plans need further refinement it is important to define and review the effect of these considerations as they relate to the targets established in our first meetings.

Broad scope Specifications
These refine the details further as a result of the research and review of the information we have discussed in the first meetings. From lumber to shingles the broad scope specification outlines all the materials and product we have considered.

Final Drawings
After several meetings the drawings have developed from floor plans to dimensioned, detailed drawings. Cabinetry, ceiling details, flooring locations, and all the details for columns and arches are all outlined here.

Final Estimate
When it comes to cost, no one likes surprises. We provide you with a exact price for your homes construction. In the areas where we need further research ample allowances are provided to cover these phases.

Construction Schedule
Building a custom home involves a great deal of planning. We provide you with a detailed construction schedule so that you can better prepare for the important decisions you will need to make for the eventual move into your new home. Our online project management tool will provide reminders for selection deadlines, and notifications if there are changes as the project progresses. Pictures, documents, selections, and the schedule are all managed with this powerful tool.

Bid/Contract Process
Your home will be built by the industries most talented craftsman. Through our meticulous contractor selection process, we assemble a team that shares our commitment to quality.

Selection Process
Enjoy the freedom of expression in choosing amenities, materials, colors and the special touches for your new home. Our selection coordinator will be available to help you make design selections and choose options that will bring you dreams to life. If at any time you choose to spend more or less on an item you will be given accurate and timely information in this regard in order to make informed and accurate decisions. Remember no surprises.

Quality assurance meetings
We meet regularly during the construction process to ensure that the things that are difficult to visualize are accurately defined prior to their application. We meet on site to establish clearing and site work parameters, Electrical and lighting, interior trim, and closet detail meetings to be sure that your needs are met. Additionally you will meet with the landscape designer to place the driveway, sidewalk and irrigation and plantings.

Warranty and Punchlist
A thorough walk thru and detailing are provided in the last weeks that the project is active. This phase of polishing the apple is down right trivial in its implementation. We have our nose deep in the corners of your new home. We have specialists in this aspect and they are good. Your help is welcomed here. After your new home is complete and you have moved in we come back after 2 months for a check in to ensure that anything that has not met your expectation is corrected. We typically are dealing with minor issues at this juncture. Sheet rock, caulking and touch up are the general order of this phase. We are knocking at your door again at the one year point to ensure that the home is still meeting your expectations. Typically here we are adjusting door catches, and tightening up caulking or grout. This focuses on functional issues rather than the cosmetic issues that predominate the 60 day check up. Your warranty extends beyond this point structurally for an addition four years on the foundation of your home.
